1 Church Road, Richmond

Client:
AXA Real Estate Investment Manager LTD

Architect:
ESA Architecture

Start:
September 2010

Completion:
July 2011

The Development is the refurbishment and extension of 1 Church Road Richmond.

The original building was three separate blocks linked together by stair cores. These stair cores were demolished and new structural steels links and extension to the southern elevation were introduced thus creating large open plan office areas totalling approximately 3000m2 over 4 Floors.

The existing elevations were detained with new windows and a new entrance canopy. The southern elevation was a mixture of anodised aluminium cladding, structural glazing and curtain walling.

The existing structural concrete frame was stripped back to the structure and supported through the demolition by a complex temporary works element whilst the new structural steel frame was built to tie the two structures back together. The internal fit out is a Cat A office fit out with a micro raised floor and chilled beam ceiling systems.

Challenges to this project included retaining the existing facade, managing a logistically challenging tight site, meeting networks rails approvals and maintaining Richmond Borough Councils Emergency Control Centre in the ground floor and basement of one of the blocks.
