Aviva Investor’s £30 million office redevelopment in the centre of Uxbridge is five months from completion

McLaren Construction hosted a topping out ceremony to mark the completion of the concrete frame structure at Aviva Investor’s Belmont – a 125,000 sq ft office redevelopment, in the centre of Uxbridge town centre. The £30 million, grade A office redevelopment began in June 2015 and is due to complete in December 2016.

The technically complex redevelopment has already seen the stripping of the existing facades back to the concrete frame, and the complete demolition of the central core area. A third of the building was demolished with major strengthening works to the existing concrete frame that has enabled additional accommodation to be added at roof level. The envelope is being re-clad with an innovative brick cladding system in addition to extensive areas of curtain walling and structural glazing.

When completed, Belmont will provide 125,000 sq ft of grade A office space, including an additional fifth floor, two roof terraces and a full height atrium. The redevelopment will include renewable energy technology, energy efficient building services, a green roof, landscaped private terraces and public areas. These will improve the current biodiversity of the local area and will provide high quality community spaces to both occupiers and visitors.  The scheme is on track to receive a BREEAM Excellent rating.

Peter Denness, Project Director, McLaren Construction commented:  ‘’This has been a complex redevelopment in one of the busiest streets in Uxbridge. The end result will be a fantastic new office building close to London, Heathrow Airport, the M25 and all of the major motorway routes throughout the UK.’’

Julian Cobourne, Senior Asset Manager of Aviva Investors said: ‘’Once the redevelopment at Belmont is completed in December, it will offer corporate occupiers a grade A office building, in the heart of Uxbridge town centre.   Belmont will have space for 1500 employees, providing 171 car parking spaces and 116 cycle bays, all within 25 minutes commute to central London.  The building can be occupied by a sole corporate or be home to multiple businesses.”
