Corscale has appointed McLaren Construction and Phoenix ME to start predevelopment works under a pre-construction services agreement of a 140MW data centre at Court Lane in Iver, Buckinghamshire.

Court Lane’s 14-acre (5.7 hectare) West London site alongside the M25 motorway is at the heart of the UK’s core data centre corridor and represents a significant investment in the UK’s digital infrastructure.

Corscale’s 140MW new campus, includes the development of two buildings and a dedicated, architecturally unique 140MVA substation. The design by Gensler achieves aesthetically sympathetic architecture and cladding to blend into an adjacent Grade 2 listed farmhouse, with attention paid to biodiversity.

A world-class project team will deliver the scheme to the highest engineering standards, combining innovation and superior quality to produce a truly state-of-the-art facility. The delivery team brings together some of the industry’s leading specialists. Main contractor McLaren Construction, MEP delivery partner PhoenixME and architects Gensler are supported by Cundalls on MEP design and L&P Group on engineering support.

Julian Michalski, head of development for Corscale Europe comments, “This is by design an exceptional collaboration of a tier one team. It brings a combination of expertise and experience – each with a strong track record in complex, mission-critical environments – to deliver superior quality, programme certainty and technical assurance at every stage, ensuring we meet programme deadlines and our practical completion date in late 2029.”

David McDonnell, managing director for data centres at McLaren Construction, comments, “As data centres become larger, more powerful and more complex, we become all the more reliant on the latest construction technology to achieve the project management and precision that this design requires. We are proud to be partnering with Corscale and this outstanding project team on what promises to be a landmark scheme and we look forward to progressing works on site.”

The existing 14-acre site is currently used as an industrial estate accommodating a mix of heavy industrial use, garages, metal recycling, waste transfer stations, concrete and aggregate mixing and storage, large vehicle storage and tyre distribution.

Predevelopment works, including site clearance and enabling works, will commence on site on 1 July 2026 and the project targets practical completion in Q4 2029.

Early priorities will be relocation of two 36” water mains by Affinity Water and delivery of a full remediation strategy.

McLaren Construction has delivered high quality, robust and secure data centres in the UK and Middle East, including hyperscale, Class 4, co-location and bespoke customer-specific facilities for many of the largest blue-chip companies in the world. McLaren's experience enables it to deliver facilities with enhanced resilience, energy efficiency and the best possible uptime, while staying within financial budgets and time constraints. Past projects have been located in London, Surrey, Oxfordshire, Berkshire, Hertfordshire, Dubai and Abu Dhabi.
