Delivering 318,147 sq. ft of bespoke mixed-use Headquarters for DAR Group

150 Holborn, is a new 318,187 sq. ft mixed-use scheme for Dar Group, involves demolishing an existing 1980s office block.
McLaren was appointed to deliver 150 Holborn on behalf of DAR Group; a privately owned international network of professional services. McLaren delivered CAT B office accommodation across levels one to eight, with retail, café and exhibition facilities at ground floor and basement levels, residential accommodation from the ground floor to the sixth floor and supporting public realm works.
The facade features a fully unitised system, featuring a GRC external ‘fin’ layout and beams, fixed back to a glazed framework secured to a primary steel frame structure. A fully glazed and sloping ‘atrium’ roof will be supported by structural steelwork.

Sustainability at the core
The project featured both SKA ‘Gold’ and LEED ‘Platinum’ accreditations and achieved BREEAM ‘Outstanding’ status, exceeding the development target of excellent. During the design phase of the project we worked with the customers team to ensure that WELL design principles were fully integrated into the design supported by subcontractor proposals and compliance, with particular focus upon the detailed building services design.
Reducing embodied carbon
The embodied carbon of the main structure was reduced by using a 50% GGBS cement replacement concrete mix on 95% of the concrete pours. An average of 18-27%1 recycled content of the steel frame was also achieved. Waste from damaged goods was reduced by focusing on just in time deliveries through logistics planning, limiting materials stored on site at any time.
Incorporating SMART Technology
150 Holborn is a fully functioning SMART building, with state-of-the-art control and monitoring software that will be used to monitor and understand the building in-use, allowing a flexible design to maximise efficiency and sustainability credentials.
Working in partnership with our supply chain we developed a functioning App to support the SMART enabled building, designed to assist building users to navigate both the building and individual workspaces.
Master Systems Integrator (SMI), Schneider Electric, was responsible for coordinating all trade interfaces to deliver the product. Careful considerations were required during the App’s development, including technical submittal and compatibility via the MQTT gateway. The implementation of the App was built into the overall projects commissioning programme, ensuring that all Day 1 systems were complete at completion.
