Chalcots Estate

The London Borough of Camden awarded McLaren the Chalcots estate refurbishment works, located at Swiss Cottage (Chalk Farm), London.

The live scheme comprises of the façade replacement (re-cladding) to four occupied 23-storey buildings; the Bray, Burnham, Dorney and Taplow towers, plus internal upgrades, and associated works. The total façade area is approximately 24,000 sq m.
Key points
McLaren’s first re-cladding scheme, this high-profile, public-sector project is fully occupied with over 3,500 residents across 652 dwellings (163 units p/block).
Undergoing an extensive Early Contractor Engagement (ECE) process, the scope of works comprises the 25,000m2 facade replacement to four occupied 22-storey buildings: the Bray, Burnham, Dorney and Taplow towers.
The façade comprises a mixture of rainscreen and masonry wall systems. In addition, the scope of works includes associated works to the envelope of the buildings, including full window replacement, renewal of flat roofs, installation of Building Maintenance Units (BMU) and replacement of brickwork to the ground and first floor levels; including vents, louvres and canopies, as well as insulation to the undercroft.
Due to the nature of the works, internal repairs, making good and decorating is required across all phases, as well as installation of relevant power supplies and radiator upgrades.
The high-profile, public sector procured scheme has undergone an extensive Early Contractor Engagement prior to commencement. From inception, our specially selected team have worked with the developments Residential Steering Committee and the Local Borough of Camden to ensure the residents remain at forefront of project delivery - with minimal disruption and safety our main priority.
Introducing closed-loop recycling
Working in collaboration with our supply chain partners, Saint-Gobain and Powerday, we have developed a pioneering method of closed-loop recycling. To date, the industry first innovation has led to an incredible 90-tonnes of glass and 200-tonnes of aluminium on the project, leading to McLaren being shortlisted as a finalist in the ‘London Construction Awards’ 2022.

Exceeding our S106 commitment on the project, McLaren have already achieved the following :

- 20 curriculum support activities
- 25% local labour employed
- 5 new apprentices hired
