Overview

The completed scheme provides 560,000 square feet of distribution space, supported by 72 dock doors and 16 level access doors. It also includes 27,857 square feet of office accommodation, a vehicle maintenance unit building, a staff shop, and extensive external works. These external works feature landscaping and a surface car park designed to accommodate 326 cars and 287 heavy goods vehicles.

Structural Design

The warehouse structure is built on pre-cast concrete driven piles and features a steel portal frame. The building is clad in composite panels, which contribute to its thermal performance and durability.

Site Preparation and Remediation

The project involved a significant cut and fill operation, along with extensive remediation works. McLaren carried out enabling and demolition activities that included processing existing soils, breaking up old foundations, and recycling or reusing waste materials within the new construction. Heavily reinforced concrete was crushed and screened to produce shingles and sand, which were used throughout the permanent works.

Earthworks and Material Reuse

To support the earthworks profiles, McLaren excavated 258,334 square feet of earth from borrow pits. This material was used to generate temporary earthworks and was capped off using the crushed material produced on-site, ensuring efficient use of resources and alignment with sustainable construction practices.
