Scope of Works
The development comprises a six-storey commercial building with three basement levels. Appointed by Sweid & Sweid McLaren completed all superstructure works, joinery, finishes, and MEP installations to the shell and core areas. The team also managed the supervision and coordination of the client-nominated fit-out contractor, who operated under McLaren’s site regulations and control.
External Works and Landscaping
In addition to the main building, McLaren delivered extensive external works, including hard and soft landscaping. These enhancements extended beyond the building plot, contributing to the overall aesthetic and functional integration of the site within its urban surroundings.
Structural Challenges and Modifications
The project required complex strengthening and amendments to a partially constructed structure that had been left incomplete for several years. This involved detailed structural assessments and innovative engineering solutions to ensure the integrity and safety of the final build.
Logistics and Site Constraints
Located in a densely built commercial zone, the site was surrounded by active buildings, creating significant logistical challenges. Restricted working hours, limited crane access, and the need to coordinate with adjacent parking areas demanded meticulous planning and execution by the site delivery team.
Client Collaboration
McLaren worked closely with the developer, who planned to occupy part of the building as their new headquarters. This collaboration ensured that the final product met both commercial and operational expectations, delivering a high-quality office environment tailored to the client’s needs.
