The Oaks Phase 2 & 3

The Oaks is a purpose-built student accommodation facility situated within the Westwood Business Park in Coventry, a short distance from Warwick University Campus.

Following the successful completion of Phase 1 in 2020, McLaren Construction was reappointed to deliver phases 2 and 3.

Completed in 2022, the project involved the demolition of an existing building and the construction of three new blocks. Block A is 3 and 4 storeys, Block B is 3, 5 and 6 storeys and Block C is 4 and 5storeys, collectively spanning 17,992 sqm.

Delivering student living through innovation and resilience

Comprising 639 standard bedrooms, the development also includes communal kitchens and lounges, individual studios, common areas, and external spaces. Residents benefit from a range of amenities including social and study areas, a gym a games room, and virtual training areas.

Overcoming challenges to create a connected campus

The project was not without its challenges, having been delivered during the COVID-19 pandemic. The programme was adapted to comply with social distancing guidelines, operated with reduced labour levels and navigate material shortages.

Integrated safety and fire compliance across all phases

Modern methods of construction were applied to two elements of the project - lightweight steel frames and 600-bathroom pods. Both innovations saved on both cost and programme.

 

All newly installed Life Safety Services from phases 2 and 3 were fully integrated into the previously completed phase one, enabling the buildings to operate as a single entity. The team also successfully installed a full A1 fire rated external envelope to the façade, while simultaneously upgrading the external cladding panels from A2 to A1 fire rating.
